Buying a Home in Santa Barbara & Montecito
Local knowledge. Broader access. Personal guidance.
Finding the right home starts with understanding how you want to live. Whether you are relocating to Santa Barbara, searching for a Montecito retreat, or making a move within the community, I bring more than two decades of local experience, established relationships, and a hands-on approach to your search.
I take the time to understand your priorities—from privacy and architecture to outdoor space, neighborhood character, and renovation potential. Together, we look beyond the photographs to find a property that fits your life.
A Search That Goes Beyond the MLS
Some of the most compelling opportunities begin with a conversation rather than an online listing.
Alongside publicly listed homes, I actively pursue off-market and non-MLS opportunities through longstanding relationships with local agents, homeowners, and professional contacts. My search also includes available private and coming-soon listings within the Sotheby’s International Realty and Compass networks.
That means your search extends beyond what you can find on public real estate websites. When a particular neighborhood or property type is difficult to find, I reach out directly, follow up on potential opportunities, and keep your needs in mind as conversations develop.
Private inventory changes frequently, and access depends on each seller’s instructions and the property’s availability. I can help you understand what is available and arrange introductions and showings when permitted.
Understanding the Property and Its Potential
An address tells only part of the story. From Montecito and Hope Ranch to the Riviera, Upper East, San Roque, and the Mesa, each neighborhood—and each property—comes with its own considerations.
I help you evaluate pricing, recent comparable sales, condition, location, and potential improvements. Depending on the home, we may also need to explore matters such as drainage, insurance availability, coastal or historic restrictions, septic systems, or permits.
My role is to help identify the right questions and connect you with qualified inspectors, contractors, and other specialists so you can make an informed decision.
Thoughtful Offers. Experienced Negotiation.
When we find the right property, I help you develop an offer that reflects its value, your priorities, and the circumstances of the sale.
Price matters, but so do timing, contingencies, financing, possession, and the details that can make an agreement work for both parties. I explain your options, negotiate on your behalf, and keep you informed as the conversation progresses.
Guidance Through Escrow
An accepted offer is an important milestone. There is still meaningful work ahead.
I stay closely involved through inspections, disclosures, repair discussions, contractual deadlines, and the final walkthrough. Working alongside your escrow officer, lender, and other professionals, I help keep the process organized and make sure you understand the decisions in front of you.
Your Local Resource After Closing
My job does not end when you receive the keys.
Whether you need a trusted plumber, a contractor introduction, help getting settled, or perspective on a future improvement, I remain available as a local resource. If your plans change and you decide to lease or sell your home, you already have someone who knows the property and understands your goals.
I want to be the person you feel comfortable calling long after the transaction is complete—for all things real estate.
