Homeowners often list their home off market, outside of MLS, or as a pocket listing. Various scenarios for the reasons behind this decision; Privacy, not emotionally motivated to sell, pre-marketing to test list price, tenant occupied, mid-construction, etc.   In today’s strong market, with low inventory, a pocket listing can create a certain hype that can result in quick sales at a price the Seller is willing to accept.  Buyer’s want and should have a Realtor who digs up as many pre-market, upcoming and pocket listings possible to give them a competitive edge. 


The pro’s (Seller); favorable offers, less traffic through your home, no open houses, quicker transaction, less time involvement. 


The pro’s (Buyer);  less competition and possibly a better deal.
